the park consists of 1 baseball field, 4 tennis courts, 2 basketball hoops, a small handball court, a play sand area and a small "memorial" garden. The parking lot has about 20 parking spaces. Most people that use it walk-I have never seen the lot with more than 7-8 cars at any one time-just to give idea of size

Been there done that and no way would I ever do it again live next to a park. Drugs, sex crimes, home burglaries, drunken parties, noise, shootings, police sirens, child predators, bright lites hitting your house, trashy homes next door, you name it, it can happen in most park areas. And yes your resale value will take a big hit and that's why you think you're getting a bargain. Just saying.

I would buy a house on the edge of a huge park with hundreds of wooded acres, walking trails, ponds, etc.

I would NOT buy a house on the edge of a children's park with a ballfield, playground, and parking lots.

in the particular house i am thinking of the yard of the house would border past the outfield of a baseball diamond-past 2nd base-the house sits on 1 acre-the side of the house in the backyard would border a sand playground for younger kids.

its a relatively small park-used mostly by the community that houses it-

A memorial garden planted in the name of someone who is dead or a memorial garden where people dump (excuse me - "spread") the ashes of someone who is dead?
