Hey I was hoping I could get some help from you all troubleshooting my problem!
City sewer/water, water heater, 10yr old house.
The problem: whenever I run the hot water for the jacuzzi tub it runs brown with debris! Then the entire houses hot water runs brown for a day or so. It only seems like it happens with the tub, and it fairly immediete. My one hypothesis is that the high pressure from the tub faucet stirs up crud from somewhere? Any thougts fellow homeowners? I appreciate any and all advice, thanks!!!!!
You are drawing down the water enough that the sediment in the bottom of the tank is stirred up. Water heaters have a drain valve at the bottom, so that you can periodically drain off that sediment.
Like any valve that is rarely used, once you have it open, you might have a problem getting it completely closed, so screw a garden hose on to the threaded part of the hose bibb and make sure the hose has its own working shutoff in a nozzle BEFORE draining the crud.
If you are getting crud, you also may want to invest in new sacrificial anodes and do that job at the same time. Turning off the inlet valve to the tank and draining it to replace the anodes will also allow you to have an opening where you can spray high pressure water to dislodge more sediment. If this all seems to much, you could hire a plumber, but it is a fairly simple job in most cases.
