here is an image of my tile.
I have this in my kitchen, master bath and foyer.

I like the way it looks, but its a PITA to clean.

it does not have a smooth feel to it, so when you sweep or swiffer, etc. some of the 'dirt' stays behind -- especially hair. mine is long and my dog sheds to beat the band.

but in this image, you can see where the rug sits [where the color changes in the grout] this was from the Master Bath -- the kitchen is much worse.dirty grout-img_4729.jpg

[now lets hope i figured how to attach images]

as mentioned before .... sealing is very easy - this is the first house i had tile in and we did ourselves. But depending on how MUCH tile you have to seal, when time is money - it may be worth it for you to hire out. otherwise, get a few family members or friends to give you a hand for an afternoon.

Thanks. Your tile looks very similar to what I picked. Maybe I'll give it a shot myself depending on the timing of the closing and moving. It ought to be best to have it done before moving. It really doesn't sound like rocket science- just a lot of squatting and moving on all fours. A lot of fun spending so much quality time with cold tile in Feb even in Tucson. Gotta blast the heat. The size of the area is about 725 sq.ft. - the entire 1st floor. The unfortunate part is I don't have anybody to outsource some of it to... Any volunteers for warming up in AZ in Feb/March?

He-he, just noticed you, tcs1366, are from Chicago. You make a good candidate! LOL!

we gave ourselves 2 weeks to slowly move in. Our old house was not sold, but "promised" to friends, who needed a break ... took'em 4 months to "get things in order" .... but those 2 weeks gave us time to get all those little things done ... but looking back, there were things i wish we would have done, but didn't.

just saw this in good houseking-stained grout- this product from stone care international cost 8.00 it is called grout ink you do 1 coat wait an hour reapply coat 2. They did a test and said the grout looked like new. For 8.00 I might get this product.
