Neighbor complains about steam from new boiler onto his walkway and house. City recently signed off on it and boiler installer says he can't put an elbow on. wall is 6 feet from property line. Any suggestions? This is in Washington State, USA

You could do away with the concentric vent all together and terminate the make up air and the flue gas independently with 2 pipes. It'll look worse but if it meets the installation manual, you're ok. Plan on getting handed a bill from the installer.

An elbow on the existing vent will only encourage recycled flue gases into the make up air which causes operational problems and lifecycle problems for the boiler. You'll void any manufacturer warranty if you deviate from the manual or installer warranty if you take it upon yourself.

You could always build a taller fence ; )

"Water vapor" is invisible. So; yeah, there is a difference- what you can see is a "cloud" what you cannot see is water vapor.
There was irrefutable proof in that video that you can "see" a cloud.

OP- just ignore the neighbor. That "cloud" is doing nothing to him/her or property.

KB, you have it inverted. "Water vapor" is visible, steam is not - which is one of the reasons steam is considered dangerous. Technically, the visible part of water vapor is droplets of water, but common usage calls the whole thing water vapor.

As an affected homeowner, I would just hang a cheap fan on the side of my house and blow the stuff back at him. After a couple of weeks he might come up with a solution on his own.

Good thought..... It will be interesting to see the ice on the side of his house this winter....

Looks like a high performance condensing heater. They normally have a balanced flue and putting diverters etc can cause serious problems. Look, it is just water vapor/steam/whatever. Tell the neighbor, sorry, is is installed correctly, fully permitted and it's only H2O
