I have a hardwood floor that is being refinished it's going to be stripped then refinished. I have two quotes. One company is telling me that I should apply two coats of finish of polyurethane then one coat as the third coat of sealant. This company told me that the third coat needs to be a sealant to avoid delamination of the polyurethane. the second company is telling me that three coats of polyurethane is better than adding a sealant. From what I've read it appears that when adding a sealant it should be applied first. Who should I believe.

If you're referring to something like DuraSeal then yes, it should be the FIRST COAT.

My flooring company never used a sealer like DuraSeal. Just your standard prep, stain, and two coats of poly. I did have several customers that wanted three coats- and I have to say, three coats of poly makes all the difference in the world for the appearance of the floor. It looks like glass at the right angle.

Now, I do know that "sanding sealer" is used sometimes with special type stains so the stain will have a more uniform finish- but this is usually for pine floors. But, I have seen oak flooring sealed with sanding sealer when a "homemade" steel wool/tobacco stain was used. What some people refer to as a "green stain".
