I own a hillside/walkout ranch with a studio apt/rental on the lower level. It has one full bath. The upper level has two bedrooms and one and one half bath and is the main living area. We want to sell. Should I convert the upstairs half bath to a laundry room or keep the laundry in the lower level and add a full bath with shower serving the master bedroom. A larger full bath with tub/shower serves as the public bath in the upper level.

That would depend on what your local market would prefer. What does your agent recommend?

Is the studio apt accessible from within the house? I think the house as is could appeal to a family with a teenager or someone who needs an in-law suite for a parent. That said, major renovations rarely pay off. Google "value of renovations" or similar phrases for info on return on investment. Also the real estate forum here on city data has some good info.

It also depends on the access to the laundry in the lower level. Can both a tennant and the owner access it easily? If you add laundry upstairs would you now be able to dedicate the lower laundry to the tennant?

Personally, if I were thinking of sales value, I would not do a thing. Either change would be expensive and not add as much value as you think.

I would convert the bath to a laundry room. I would not want to go downstairs to do laundry or share it.
