If you were a tenant would you be pushed away by a drive way that is rocks. I am in Texas and its normal but its definitely the cheaper way for me as the owner of the duplex to use rocks than to get a slab? What are your opinions?

Just for liability reasons I would not want a rock driveway. There are the tire ruts, possible rocks being kicked up from tires, uneven walking especially for high heels, weather rain/mud/slippery mess, scattered rocks etc etc. No thanks.

Also looks cheap and ghetto like. Won't help with property value either.

I didn't think of that. this is true. I was worried about kids picking up rocks and throwing them or something of that nature.

Didn't mind it when I was driving a beater, but I wouldn't want it if I had a decent car; the gravel does get kicked up.

It would be hard to argue the point if all the other driveways in the immediate area are gravel also.

However, having a nice paved/concrete drive would certainly be observed as a perk- which broadens the scope of potential renters and can justify an upward tick in rent amount.

But, let me parlay that info into something of even greater observance- don't make one drive for both tenants to share. Its inevitable that one tenant will pi$$-off the other with an extra car, too many guests, or other such nonsense that you ultimately get pulled into.

Plan accordingly...

It depends on the neighborhood. I've lived in rural areas where it was common to have a gravel driveway.

Way back when we were kids, the people across the street had a gravel driveway. We had so much fun playing with matchbox cars in that driveway. As an adult, I would HATE that and it probably would be a no-go if I were looking for a rental.

.....and if said driveway is to be shared by both tenants pleasepleaseplease divvy it down the middle

otherwise you will get "such and such parks on my side" "such and such's bbq legs are on my side of the driveway" etc etc
