Wow, in "Big Sky Country" even a garage site looks awe inspiring!

What sorts of snow load do you typically have to deal with? What are the standards for frostline depth for footer?

OP, can you give us a ballpark figure on the cost? No need for exact numbers, I am just curious ...

We're on the east side of the continental divide (in the rain shadow)- snow is not bad, usually light. Afg psf snow load for Helena is around 26psf, vs Rogers Pass (about 20 miles west of me) 86psf, vs West Glacier 99psf.

We live on very stable shale/decomposed crush rock and not subject to frost heave, so we opted for a monolithic slab.

How's this for a ballpark?



It's a little spendy, but worth it. I've got a steel beam in there, 3 doors, some additional retaining wall work.. What's not mentioned in the quote is that the shop will have loft trusses and access to the loft. It's also included in the price. I will be doing some of the framing and flooring in the loft and some of the electrical.

Actually, that doesn't sound bad at all, given that it's, what, almost 1,300 more square feet between the garage and the potting shed (which I am REALLY jealous of! )? It sounds like you will get a LOT of use out of the space, and that is what matters.

I hope things continue to go smoothly!

Yeah it's spendy, lol. But it's a metal roof, fancy wainscoting on the exterior, Pella doors and windows, Wayne Dalton insulated garage doors with top glass, the loft, more retaining wall, steel beam, 3 big windows in the potting shed.. Yeah all the extra's add up.

Generally a plain Jane 24x24 detached garage, 20 yr shingles, 2 windows, one door, 2 small garage doors on slab runs about $20,000-24,000..

Plus I really know the contractor very well. Super family, quality work and they stand behind it. All of his work is referral and word of mouth. No advertising needed.
