We did the house hunting thing last year. One house was nice, but the master bath was an 8 x 5 affair typical of second bathrooms. Two sinks is a must for us. Another house, under construction, had a garage that was only 19' deep. Which is ridiculous in Alaska, because almost everyone has a pickup, and they're usually longer than 19'. The house we did buy has two sinks in the master and a garage that is 25.5' deep on one side and 23.5' deep on the other. My pickup is over 19' long and fits quite nicely in my new garage.

No stairs - not even to get in the front door.

VERY convenient to grocery stores, restaurants and bars. Like many choices within 4 miles convenient.

Neighbors who were close to our age (senior citizen). NOT a family/children neighborhood. Been there, done that, ugh.

Dealbreakers
No basement, bad neighborhood, bad neighbors -meth lab, pot growers, next to highway, airport, HOA

No townhouses. No row home
No mobile home.
So, tell me again how long it's been since you went house hunting?

-- no attached garage
-- bad construction/remodeling
-- EITHER the kitchen or bathrooms needed to be updated (I was willing to remodel one or the other, NOT both)
-- ground floor bedroom (I'm just NOT comfortable sleeping on the ground floor)

-- HAD to be convenient to a major highway for my commute
-- nice block, with curb appeal

And I did get all of that.

No stairs.
Laundry on the main level.
Under 2000SF.
Pool.
Garage.
Not on a main road.
Quiet neighborhood in an urban area.
Walkable.
No mowing or shoveling. Desert landscaping.
Totally fenced.

And I got it!
