I was texting with a friend who is a real estate agent and he was discussing them. I said I wouldn't unless I really loved the house. He said he wouldn't no matter what.

Buy I picked no, because for the most part I would not.

Like I've read hear before you can have 15 good experiences with them but just one bad one will keep you from ever buying a home that has one.

Nope, never. I don't care what excuses one makes, things can change in an instant and do a 180 flip-flop on everything that Had been status quo.

My first house was in an HOA and it was just the most poorly organized and run association EVER.

Absolutely not. I would not even look at a house with HOA. But I am pretty much die-hard rural anyway, not that much into subdivision row houses anyway.

Main reason, as Brian said, regardless of how good things are when you buy, it could change for the worse. HOA boards tend to attract busybodies. That leads to obvious problems.

I have. Right now, I have a master association that maintains the parks and some other infrastructure but doesn't do much with regard to the individual homes. My other associations have been ok, but I also did a lot of due diligence and ruled out places where the finances weren't what the needed to be or there were other issues going on.

I wouldn't buy a home that has an HOA. But, I would buy a house in a historic district. (my current house actually is in one, but there is no enforcement of any sort of standards)
