Any idea what it costs to retrofit a home with a new front porch?
Where we are looking at homes (SC) many come with porches but many Colonial style do not and it would be good to know what adding one would run.
I'm talking about the the basic covered porch with concrete floor, columns and bannister enclosing it.
For the purposes of my question let's say the space would be approximately 250 square feet.
Thanks if you can offer any input.

Any number anyone here might throw out is about worthless.

Get a couple of quotes local from folks in that type remodeling business. Have them eyeball your exact house and requirements.

Only those type numbers mean much. Try to bargain with a good fellow who needs the work. Maybe if you can bag some of the materials for super discount, such as the columns you can save a few bucks.

Costs vary too much around different parts of the country and are too situational geared to a particular job to throw around meaniful numbers. Only those on an actual quote mean much.

Knowing the real World, something in the few thousand might pass as a bargain. Just for chuckles they are getting over $10K for your basic corrugated lean to car port for a mobile home and that does not include the cement slab. Go figure, peeps are actually paying it. Whatever the market will bear. Your mileage may vary.

Expensive. ALmost as much as building living space. At least in our experieince.

Make certain that you get a design the suits the style of your house. Hire someone to make sure. Otherwise you may end up onthe remuddling page of Old house Journal.

so true - can't stand when people add to their homes and have no consideration for the original architecture or style of the house.
