We bought this house which previously had foundation problems that were addressed by structural engineer and contractor by installing helical piers and downspouts to divert water from the foundation. Recently it rained a lot and I went under the foundation and found that there is a lot of water in the section in front of the main foundation (the area below the front porch is its own section of foundation).

There appears to be grooves/channels/erosion all around the inside perimeter and there is a fair amount of standing in these recessed areas water but I'm not sure exactly where it's coming from or why it's around the perimeter and sort of forming a channel just around the perimeter.

In the main section of foundation there are what I think are weep holes, drilled holes spaced maybe 6-12 inches apart that are around the entire perimeter of the foundation a few inches above the soil. Not sure what else they would be but someone mentioned they could be termite treatment ?

Hoping to get some opinions/advice here. I am getting a structural engineer to come take a look but want to start getting my head around this. I'm really concerned now as it didn't rain this much while we were in due diligence so I didn't realize how much water would be down there. The fact it appears to be eroding away at the perimeter has me really worried.

Was any of this addressed in the full independent inspection you had made at the time of purchase?

That doesn't look like erosion. It looks like it was trenched out that way. Was the porch an addition?

I agree. Looks like the footings were never backfilled. That's not related to the water problem.

Yep- that's just the "over-dig" for the foundation. No need to "backfill" it- just a waste of time/labor.

Water intrusion on block foundations is somewhat common. The only sure way to prevent the intrusion is from the exterior. Which would require digging out the foundation and having a water-proof membrane sprayed on the foundation.
