If you had a longer time horizon, my comment would be that construction costs have gone up a lot in the past few years. People are getting bids 50% higher or more than they ever expected.

If you could wait until the next recession you could get it done for substantially less. However, you have a short 5 - 10 year horizon, so I don't have a recommendation for that.

If you're sure you're only going to be there for 5-10 years, maybe you could skip the super high end finishes. How much would it cost if it was wood?

And no, my neighbor has a screened porch and lives on it in summer. My neighbor on the other side has a deck and might come out to grill something that he takes back inside.

We added an outdoor living area to our house a few years ago and OMG, I love it. We didn't do a screened in version but we don't have a mosquito problem so it was no big deal. I think those may be more popular on the east coast (saw a lot of them when we were looking at properties there last year). Anyway, not saying we WOULDN'T do it, just that we didn't do it.

Anyway, we didn't do an outdoor kitchen but we did do a pergola and a hot tub and a big fire pit (which we absolutely LOVE). We live outside in the evenings about 8 or 9 months out of the year.

We spent about $35k or $40k on it and it was the best money we ever spent on house improvements, hands down. It even beat out the kitchen and master bath renovations and that's saying something because we love those.

I say GO FOR IT.
