hi- does anyone knoe how much it would cost to get 30yr Timberline shingles put on my 1200 square foot house..plus a ridge vent. I also have 2 sets of shingles to be ripped off. anyone just replace their roof and know how much it cost??? I have 1 bid... just want to see if its a good deal... if from a friend.
That's going to be a very specific estimate. the number of gables and run length of roof line, all make a difference. I'd just get another local estimate and compare.

You can't go by the square footage of your house. The area doesn't take into account the pitch of the roof or any miscellaneous features such as dormers, whether it's a hip and valley or a basic gable roof, etc. The steeper the pitch, the more material it will require, the more features it has to account for, the more labor it requires to cut shingles to fit, seal, etc. Almost every roof is unique.
Our house is around 1,700 square feet but the area of our roof is about 2,400 square feet. I ran the numbers myself on the cost to replace the shingles and sheathing and the materials alone came to around $4,000 dollars. That doesn't take into account labor. Some roofers charge a particular rate per square(A square = 100 square feet), some calculate materials and labor.
I would get at least four bids in writing and research the companies well before making a decision. Your roof isn't something you want to take lightly. I realize the person you're talking about is a friend but a friend isn't always the best person to do business with, especially on an undertaking such as this.
wow. ok well just an update nathan's roofing gave us a good quote $4,725.. for Timberline 30 year shingles (22 squares) with ridge vent, removed 2 layers of old shingles however our neighbor is doing it for us for $4,000 materials and labor. thank you all for your comments!
We just finished having our 22 year-old (original roof) re-shingled with 24 squares of GAF Timberline 30 Year Shake Shingles. We have a double gable roof with 10 sections of Ridge Vents (ALL NEW GAF Snow Country Ridge Vents replaced the existing ones.) A new 1350 cfm Attic Vent Fan with Shroud was also installed. 5 plumbing vents had their pipe collars replaces, and 2 old P-51 Attic Vents were removed and sealed over. All this was installed over the existing roof since there was only one layer of shingles in place. The job took a total of 30 man-hours and cost $4,400.00, being completed on 10/15/08. The fellow that installed the roof has quite a following here in Brick, and rather than playing golf while some kid supervised, or worse; employing a slew of day-laborers that were doing landscaping last month (like other contractors do,) He was on the job for every minute and utilized only ONE additional skilled roofer. If posting rules didn't prohibit mentioning the names of contractors here, I would highly recommend this "Preferred" roofer!
Timberline are great shingles, but you should be able to save money by Choosing IKO Brand. I don't know where you live, but on this page, you can put in your zip code to see styles and colors available in your delivery area.
Here in the Pocono's, we save money by using IKO Cambridge Architectural roof shingles. They are as superior a product as Timberline, but should be more cost effective, at least they are here. Keep in mind also, that we have had four increases in the cost of shingles in the last 2 months. We are now paying $20 per square more for the product.
here in seattle, Home Depot at Home service is charging me $408 per square for Timberline 30, plus installing a layer of plywood.is this ia good deal?
