When my sister bought her first house the top 3 things she was looking for was:

1. large, fenced yard
2. hardwood floors
3. a basement

We were looking for square footage, location, and condition. We had lots of rental properties and were tired of fixing up homes. We didn't expect perfect, but we didn't want anything that required immediate attention. Painting doesn't count as work, either. Well, if I had had to paint all of the ceilings, then that might've been a pass.
