In planning our major bathroom overhaul, we discovered that the cabinets alone would be 30% more than the entire budget (90% our own labor, husband is in construction but doesn't do plumbing). Then it occured to me, if we are going to spend that much, perhaps we should just make a master bath in that space. Wondering which would be preferable in the long run. If we go with a large bathroom, it will be very nice, with dual sinks, linen cabinets, laundry cabinet, privacy screen for the toilet/bathtub. The smaller plans would have a shower only in the master bath and one one sink in each bathroom (due to space).
I would ALWAYS rather have a second bathroom. The one bathroom that you describe is bigger than the master bedroom in many older homes, square footage-wise.
As someone who only has 1 bathroom in the house, I would definitely prefer to have 2 bathrooms. As I LOVE PA! said, when you have to go...you have to go! Good thing our neighbors are like family - we think nothing of using each other's bathrooms (we each have only 1 bathroom...these 1929 homes!).
If we were to add on to this house, at least 1 more bathroom is a must.
If we move, I'd prefer a master bath + 2 more full baths.
rubytue - we just completed a major bathroom remodel. Our home has 2 1/2 baths. Our master was small and could never be considered a real master bath. Adjacent to this was our walk-in closet. We combined both bathroom and walk-in into our new master bathroom and we are thrilled with the results.
We took one of our extra bedrooms, divided it, and created a new and enlarged walk-in closet and office. Good luck!!

Thanks everyone! I readded up my numbers and discovered I actually have 21 feet to work with! At 21 feet, its a no brainer. Much better return on investment And I think , with 21 feet, we'll still be able to get the double vanity in the master bath
FWIW, there is another bathroom downstairs. At the moments is a 4/2 and we will be turning it into a 4/3!
Its all I have been talking about since Sunday afternoon when I figured this out.
