My fiancee and I are in the processing of buying our first home. The offer was accepted and we are scheduled for home inspection on Friday. The home is fairly new and has a nice walk out basement and we were planning to do radon testing.

The previous owners have provided us with copies of the testing that was done when the house was completed. The result of the initial short-term test done before mitigation was 4.3 pCi/L. The builder then installed a mitigation system and after installing the mitigation system, the short-term test result was 0.5 pCi/L. The long-term test result was 0.6 pCi/L. The long term test was completed in July 2009 and we have copies of the reports, etc.

Do you think it is necessary that we do another test given the mitigation efforts and recent long term test results (6 months ago)

You probably do not have to BUT since you are buying it and having the inspection anyway I would go for it just for piece of mind. It is not that expensive. When we closed in October there was a positive pressure radon remediation system but we had it checked out anyway.

Go ahead and get the test. Its more for peace of mind. Our new home had a high reading. The previous owners only lived here a year and had the system installed. We had it tested again just to make sure the unit was running correctly. Our basement is finished and we knew we would use the basement frequently.
