Has anyone used Lanco Elastomeric Roof Paint ? (how much, Home Depot, heat)

Im wondering how this product has worked out for you . Is it high quality ? How bright a white is it after drying ? Is it real durable ? ANy other comments ? Thanks.
I have used other elastomerics on roofs before e.g. Kool Seal over several years. They seem to lower the electric bill some, but I am not sure how much. Lanco is what is at Home Depot now. They are bright white when they dry, but inevitably they will get covered with black algae or mildew. I am in South Florida. My opinion is the more you keep the roof free of black algae the less heat it will absorb. The life span of the elastomerics is a matter of opinion. I recoat every five years. It is a pain in the back job so try to do it when the weather cools off. The first applications use alot, but as you recoat it fills in the granular surface of your roof covering. Watch your step, use sun glasses, and drink alot of water.

Im in the Florida Panhande..but this summer has been intensely hot. I have black asphalt roof tiles and my attics run hot..even with solar powered attic fans pulling in lots of outside air. I think ill try the Lanco in the fall . Thanks. P.S. Youd think all roofs would be reflective white or shiny aluminum in the sunbelt.
Used the Kool Seal on a concrete tile roof that had leaks in the membrane underneath. It wasn't very effective in "sealing," but it did make the tiles about 10 to 20 degrees cooler in the sun (unless there had been a rain, in which case, the uncoated tile was cooler - probably from evaporation of the water in the concrete. The primary defense against heat is attic insulation. Color of the roof doesn't affect the lifespan as much as UV getting to the membrane material, be it tar or rubber, or whatever.
There is a company near Fort Lauderdale called Acrylux. They tout that they have the best elastometric. I am in the process of recoating my dad's place, he has a small leak. The technical sheets do not follow a standard format. The Acrylux product is pricey, $105 per five gallon, but comparing the tech sheets you are buying more plastic aka acrylic. Interestingly the Acrylux.com site advises to seal their product with a roof paint. The Lanco is a one step solution. I do not know how I will do it. May be buy the cheaper Lanco and then overkill it with Acrylux roof paint. My dad's roof is 27 years old, a Built Up Roof, this is the first leak and he has had elastometric on it since 1995. I believe the elastometrics extended the life personally.
I used all of Lanco elastomeric roof coatings and my results have not been as advertised.
I would just use the less expensive coatings and you will get the same results.

Lanco produces excellent products and work great WHEN APPLIED AT THE RIGHT COVERAGE RATE!!!! If you apply the coating at 50 sq feet per gallon and do AT LEAST TWO COATS you will completely seal the roof. Also if you are applying the coating on to a tile roof of any type, it is CRUCIAL THAT YOU APPLY AN ELASTOMERIC CAULK ON THE CRACKS BETWEEN TILES. Contractors who cut corners give the product a really bad name.
The products that I have used in the past are called Supertherm, sunshield and Liquidmembrane. they do not mildew because they have a high concentration of ceramics and other mildew inhibitors. These products have been independently tested in the field for 20 years successfully. Florida Representative is FortiSteel Technologies LLC. www.fortisteel.org Products average about $95 per gal but they are proven to block 95% of solar thermal heat transfer (all wavelengths). Developed from NASA technology. Warranty 10 to 20 years.
