We just had our roof in Florida re-done.

We tiled a 2200sq ft house and it was $15,000.

It would have been $10,000 for shingles.

holy crap, some of you people are paying out the nose for a roof. It hurts my wallet just looking at some of these...lol.

I paid around $9000. Not sure on the area of my room, but to give an idea: 2300 sqft house, two stories, a few dormers. In that price, I paid $1/sqft to replace water damaged wood and $2 per linear foot for water damaged soffit/fascia.

Get like 5 quotes - you'll be so surprised at the differences in price. I've got a 21 Square Roof and We got 6 quotes :

Most quotes fell in the range of $4500 for a complete rip off and replacement.
One was for $5000 and then one quote came in at $16,000.

My wife and I sat astonished in the living room as the guy delivered the "news". Thank god we had gotten 4 quotes before his and sort of educated ourselves about what it took to replace our roof.

I went to Home Depot - bought the shingles myself - Delivered them to my house in my truck, and hauled them and stacked them one by one on the ridge of my roof. Roughly 68 bundles of shingles. I thought it never be over. Then I hired a roofer put everything on. I ended up having a nail over done and it looks great. Cost me $2500 and I put a new skylight cover on and vents that included the labor and material.

We had ours done using a 40 year shingle. They had to tear off five layers and re-sheet portions of the roof. Our house is 3900 sf (2 floors) and the carraige house is another 1000 or so (footprint only although it is also two floors). The total cost was $5800.


Was the $17,000 roof tile? We downgraded our shingles because of cost, but even using expensive Certainteed Grand Manor Shangles, witha lifetime warranty (whatever that means) it would have been less than $10,000.

We're probably going to have to reroof in about another 4 years. And it's going to be hella expensive because we're probably going to bring it up to modern wind code, which involves not only tearing off all shingles but the plywood underneath so that the roof joists/rafters can be 'tied down' to the rest of the home. $17K actually sounds reasonable for that kind of work.
