This is so true and don't just there word when they hand you an insurance certificate, call the insurance company to verify it is current.

I'm not saying all but a lot of contractors will apply for insurance just to get the certificate and then drop it. They will make copies of the certificate and give this to customers who think it's valid that's why its so important to call the insurance company.

No, I don't - - they were already on the house when I bought it. In fact, I didn't even know they were there until after I bought the house. What a wonderful bonus.
