....My wife and I have pulled out of a home deal w/drhorton in Mckinney tx.(Craig Ranch)beacuse of a job offer and we are now planing to move to Katy tx.(hoping to have a better experience with a new home builder) I'm wondering why are the homes are soooo cheaper north of I-10 than south?

The neighborhoods and schools...are what makes things cheaper. South of IH10 is in much more in demand because you do not have to worry as much how the neighborhood will turn out (forclosures are high). Schools in Katy ISD south of IH10 are rated far higher. It is because the houses are cheaper north of IH10, that is part of the problem in-its-self. You can drive around and see the difference.

That is the situation in Houston, going down I-10 from 610 to Katy. Land is more desirable south of I-10. This is a stigma there that in some cases not really true. There are nice parts of Katy north of I-10 off Barker Cypress but the same house on the other side of I-10 would be more expensive. What neighborhood are you looking at?

Williamsburg Settlement is an older, established subdivision zoned to fabulous Winborn Elementary. It is a Kickerillo development. It will probably see some increase in value if The Grand gets developed as promised.

There are many nice neighborhoods going up in the area. Morton Creek Ranch will be a master-planned community sort of like Seven Meadows. With the monster they call the Bridelands just north of Morton Ranch, north Katy will be getting better and better. Also, with The Grand, Katy's first real mall (it will have a Macy's and Dillard's), being built just by JC Penny's. There is also an upscale neighborhood (maybe by Kickerillo) planned just north of the mall along Colonial Parkway, and south of Pope John High School. Then, the Grand Parkway will surely help with development up that way until 290. North Katy has good times ahead of it.

I dont think that the "future" Morton Creek Ranch will be anything resembling Seven Meadows. They still do not have any firm commitments from builders for the MCR development...and when they do, it will be of the DR Hortons and Choice Homes.

BTW Bridgeland is considered Cypress and that area Fry RD/290 will be mid- to higher end homes...with plenty of great amenities.

No, not all of Bridgelands is Cypress. A good portion of it is considered Katy. Oh, and Morton Creek Ranch will do better than Choice. DR Horton has a lot of homes in Cinco Ranch.
