We're planning to move from Pearland to Eagle Springs. Somebody knows if Westim-Homes have like a upgrades packages for their homes?

Not sure what type of upgrades you want.
I know they had a promo package that included a few things, besides that the upgrades are individual.

Yea they did when we built our house. It was 10% of the house 290000 = 29000 in upgrades. We went over that( 3 car garage a must have, rod iron stair case, stuff like that would cost more later down the road. We got a price from them to tile our down stairs complete beside the master bedroom and it was outrageous and they didn't have a great selection. So before we moved in we hire our own guys and it saved us $15000. We also did 8 ft doors down stairs because I'm 6"10 and that's nice not having to duck anymore. Westin builds very nice home and so far it was worth it.

How can i negotiate more since the sales person only said 5% for upgrades? Is the percentage vary by the price of the home or the location?

It varies by location and by whatever promotion they have going on... If you give more specifics as to which community you are looking at you might be able to find people here that bought there and they can tell you about their experience...

5% seems kind of low from what i have seen... We bought in Cardiff Ranch and got either 8-9%

I heard a hand full that got 10%, when the economy was slow.
I got 9%, because sales were slow in my neighborhood.
Then they went down to 7% and a promo package.

I was there last month, and now it's 6% on dirt builds, and a promo package. Inventory still get the 6% plus a inventory spec discount.

Overall the prices to build have increased and incenvtives have gone down.

However 5% seems a bit low, the sales person could be giving themselves a 1% buffer, incase you negotiate.

are you building from dirt or buying inventory?

Another good approach is to get a list of what homes have sold for in the neighborhood. This will give you a good idea of price per square foot.

Thanks! This will be my first house building from the ground up and it is at Lakemont. Was looking at a 1 story home at another subdivision since they don't have a model home to see at Lakemont and I've decided it wasn't what I expected after seeing it..So now, I'm looking into the 2 story, The Westbury model starting at 230k. It seems the sale guy wasn't enthusiastic about do the selling when i was there. I asked are there any special incentives going on and he responded, "it depends on the model". Ok, I'm interested in this plan. He said "5%" and i would think he will pitch a sale but nope, nothing. Really like the house but it seems this will be a very unpleasant dealing with his arrogant attitude.

Some floor plans do have more incentive, because if it's rare, they want to get it built in order to have it shown to others who are interested. If it's common, then you might get the norm, since everyone is buying it.
