yes, in toward 45 direction. Parts of that also flooded - just go a few blocks east and it's good.

I've lived in Timbergrove since 2002, I also run a crime alert email list for the neighborhood. Overall this is a safe neighborhood. The most commonly occurring crime is break-ins of vehicles parked in the street (as opposed to parked in a private drive). We have an occasional home burglary. I am not aware of any violent crime here in many years. This is a family oriented neighborhood with a good mix of old folks, childless professionals and families. Elementary schools are either Love Elementary or Sinclair Elementary. I have 3 kids aged 4, 2, and 1 and would prefer not to send my kids to either school. Average lot size is 7,200 square feet and typical home size is a 2 bed 1 bath. There is a significant amount of new construction of $500,000+ homes in Timbergrove. Downtown is 20 minutes in moderate to heavy traffic. The neighborhood association is strong without being overbearing. I built a new house in this neighborhood because I like it so much. The City's building code can make it onerous or even impossible to do significant improvement/remodeling to an original Timbergrove 50's rancher - the code changed after Tropical Storm Allison.
