Hi All,

We plan to move to Houston area, probably Cinco Ranch in Katy, TX because of the schools and amenities. I would like to know which home builders are really good, reliable, and builds good quality homes.

From my research, people had good experience with Trendmaker, David Weekly, Highland, and Darling homes. From people's comments, these four home builders have really good quality and are reliable. However, their price range is a bit high for us.

We're also looking at Meritage homes and their price range is more in line with our budget. However, I read many mix comments about Meritage. Some people had really good experience with Meritage and satisfied with their homes. Some people had terrible experience and the house has lots of problems.

We also like the price range of Lennar homes. However, most people have bad comments about Lennar's homes.

Pls kindly share your experience about which home builders are good and which ones to stay away from.

Also, is it better to buy a new finished home or a ready-to-build home? We are moving from out-of-state, so we won't be able to check out the construction if we buy a ready-to-build home.

If we buy a new finished home, do you know if home builders offer better prices near end of the year? For example, if you buy a new car near year end, you can get better prices because the dealers wants to get rid of this years inventory. Is it the same for houses? Does it matter in terms of price which time of the year you buy the house?

Any other advise will be greatly appreciated. Thank you.

I like all of those you mentioned except Lennar (no imagination, low-quality construction and materials, YMMV...). Perry makes a fine home too. With all these builders, you get what you pay for.

Hi, I know there are quite a few posts about different builders. I hope someone can share more recent experience if possible. If anyone has recently bought a house in Cinco Ranch or Silver Ranch, I would appreciated that you can kindly share about your experience with the builder.

Lastly, how is Silver Ranch compared to Cinco Ranch? Thanks for your help.

I would like to know as well.

Just need a reality check. Some of us can afford Lexus..some can just afford Toyota.
And I can live with Toyota.

For 200K or less in Cinco these are the (my) options

Beazer
Pulte
Rlyand
Meritage
Lennar
Chesnar

Are any of them you know.. Ok.

I would rank them as:

1.) Ryland/Meritage
2.) Pulte
3.) Lennar
4.) Beazer

I don't know anything about Chesmar, so I left them out. I've owned a Ryland home and was very satisfied with them. They have good build quality, a very energy efficient home, and excellent customer service.

Bolded are my preferences. I don't know anyone who ever bought a Chesmar. Lennar with a 3 point inspector. Inspector needed on everybody.
