Missouri City 77489? (Spring, West, Weston: crime, house, neighborhood)

My husband and I will be relocating to Fort Bend County (preferably Missouri City because of the diversity) from Coral Springs, Florida next month. From my research, I have learned that Missouri City has two distinct areas - 77459 (desirable) and 77489 (undesireable). The prices of the homes in the 77489 area are much cheaper though - so I guess my question is, is it really soooo bad there or is just a certain section or subdivision in the 77489 I need to avoid. We don't want to exceed $200,000 for a home. We are a mixed-race family and have elementary school-age children. This will be the only home I'll ever buy in my lifetime so it's important that the neighborhood is not too run-down within the next 15 to 20 years. I would appreciate any feedback, thanks.

There's an older more establish part of Mo City (77489 - the northern half) that sees a bit more crime and is zoned to less desirable schools. The homes are roughly 30 - 35 years old, the community is working class, predominately African American, and is well established. Now, while the statistcis still show that zip code to rank better than your average inner city neighborhood in terms of schools and crime, it's still noticably "poorer" than the southern half of the city (that is, zip code 77459).

If you're from Coral Springs, my best comparison for you in terms of the 77489 zip code would be to think of areas in South Florida like Miramar, Boynton Beach and Deerfield Beach (that is, west of US 1). Not horrible, mostly working class, but certainly not among the best communities in the metropolitan area.

Zip Code 77459 has more of a feel like Boca Raton, Davie or Weston... newer and wealthier.

And $200,000 grand should get you a pretty nice 4BR 2.5 BA house that's less than 15 years old in even the 77459 zip code. Hope this helps.

I think you could find a newer one-story home, or an older larger home in 77459 for $200k or just under.
If you have young children and want the better schools, look in west or south Missouri City... avoid the northeast portions. 77459 is west, to my understanding.
