it looks too good to be true. i notice it has 0 car for garage, what's up with that?

It's a shortsale.

The Garage is converted, look at the pics on har. Come buy my house, it has a real garage but isn't as large or as nice looking

What greenrays said. It lowers house value to not have a garage. You are supposed to get a good deal with a short sale. At $84 per sq ft, it's not so hot - there's another short sale in there now at $60 psf.

Also, this neighborhood had been hard hit with the foreclosures - almost 40% of the current listings/solds for the last three months have been short sales or foreclosures. This neighborhood also moves slow - it takes 9 months to move the inventory.

Yep, what everyone else is saying. It's a short sale, the bank may or may not accept it. It doesn't seem like a great steal at this price though.

I don't like short sales much. Most short sales listed aren't approved yet, others take forever to get a response from, and some agents with short sales aren't very productive with them. I have a couple offers in on short sales right now, one of which was submitted almost 2 months ago and they still have not let us know if the bank will accept. Buyer's are still waiting. Home would be such a good deal at this price, that they are willing to wait it out.

i never owned a house so i dont know much. but will buy "hopefully" early next year.

The good news is that banks fall into one of two categories - one will cooperate and move the short sale along at a greater speed. The other would actualy prefer to foreclose and will drag out the answer. You know pretty quick which type they fall into.

This house is priced above its market value. This is the reduced price? I have heard that people are being overcharged for homes in this area and it is probably zoned to an overcrowded school with trailers.

They might be referring to the fact that the home looks as if it is in pretty good condition. Yes, the avg Joe does see the remarks abt it being a short sale.
