Default Lakes of Fondren Southwest

Hello,

I am a retiree looking to move to Houston. I saw some very nice houses in a subdivision called Lakes of Fondren Southwest. However, I have read discouraging news about this area on this forum dating as far back to 2007-present. Please give me some information about this area. Is it a nice place for a family to settle? Is it safe for retirees? Any suggestions for nice neighborhoods in the Southern part of Houston?

Run as fast and far away from the Lakes of Fondren Southwest. The area is really dangerous. I would suggest you keep driving down 59 South until you get to Sugarland or another part of Fort Bend County.

It's a nice neighborhood surrounded by ghetto. I live in Fondren SW (Ludington/Fondren). The residential homes are fine, but there are really sketchy apartments surrounding it.

This Neighborhood is really nice you can get a nice 2 story 3000 sqft home for 300k but the area around is really geto might have the highest crime in the city even though a police sub station is like 1 1/2 mile away

The surrounding area is bad but nowhere near the highest crime rate in the city. There is alot of misinformation because that area was terrible 10-15 years ago and then for a little while after the Katrina people came. Public housing was removed from the area a few years ago but there is still alot of section 8 people.

I've lived in Lakes of Fondren for 5 years and LOVE IT. We have some sketchy apartments around but none within close to a mile. A nearby one was burnt up and finally demolished a couple of years ago. That 3000 sq ft for 300k is an underestimate. Try 4000 for that price! A retired assistant chief of police in HPD and his son patrol it. Crime is nearly non-existent in the enclave itself. Also very nice in that there is a quiet lake (really large pond) - Fondren Lake - with turtles and ducks. Me and the Mrs don't plan on moving anywhere when we retire. Also it has a very active civic organization that polices things very well (with the assistance of a lawyer on retainer). We recently ran off somebody trying to run a boarding house with 5 or 6 cars out front all the time.

How about a nice semi-secluded area, 5 minutes away from First Colony Mall. Lots of tress, lakes, ducks, deer. Try Royal Lakes in Richmond.
