StepRN3 is on a distinguished road
We may not use the public schools, but that is not the point. We want our children to be in neighborhoods where the children attend good schools and have parents that care enough to live in an area where there are good schools. Children don't learn everything from school, it is also their surroundings.

Also, if you haven't noticed, houses in good school districts maintain their value much more than homes in bad school areas. Example, Memorial area has excellent schools, therefore the homes are expensive.

There are plenty of homes within FBISD (excellent school district) that are appreciating at about 3% per year, and have been for the past 30 years. But with your budget I'd look at the Bay Oaks and Bay Forest neighborhoods in Clear Lake. Clear Lake City @ Space Center Blvd. You could probably get about 5,000 sq ft, too.

When I'm in my early 30s next year, I hope my budget could be 700-900k for a house! Because I'd buy something about 250-300k in a more down-to-earth neighborhood and invest the rest of my green somewhere else --- I know I'll get better gains than if I bought a house around here!
