An example is Lakes on Eldridge near the Energy Corridor. There are several in town.

Stablewood off Memorial near 610... homes are $2mill+
Windsor Park Lakes off Barker Cypress near I-10... $500k +
Lakeforest off Fry in Katy... $1mill+
Lakes of Buckingham off Fry in Katy... $300k+

Be prepared to pay a lot in annual HOA fees to cover the cost of security and being in a gated community

Indeed, there is a small 24-hr manned community near here and the HoA is like $700/month per lot to pay for it.

What about Bentwater or Bentwood (not sure of the correct name) in Conroe - their monthly fees are a lot cheaper.

If your looking in Kingwood then the houses for sale in the 2 manned communities are 900k plus. You might could buy one of the smaller lots in Kings Lake Estates and build something for 400k, they have a half acre for 80k on har: 3 New Oak Tr, Kingwood, TX 77346 - HAR.com.
