Forgot to answer your other question. Our minimum requirements are 4 bedrooms and 2 living areas. It looks like fenced yards are standard in the area? If not, that is a requirement, too.

It would be nice to have a study and 3 full baths instead of two. Like I said, I can pay up to $2000, but lower is certainly better because anything extra will go into our house down payment fund.

$400 - $500 is pretty common on the pet deposit.

Some landlords' insurance will not let them have large dogs - it's not always the landlord that is the issue.

As the owner of 3 Border Collies, (2@40 lbs and 1 @65 lbs---she's my fat girl---), I can tell you: you can absolutely forget finding anything with a "refundable" pet deposit. Not happening. Consider whatever you have to put up as pet deposit as "cost of doing business."

And, to be fair, the landlord is going to have to do extreme cleaning to get the pet odor out; many people have bad allergies or literally will not live somewhere a pet has lived (no matter how clean or nice). My dogs are clean but you can tell they're there. I'm just used to it, since I've had a dog or dogs in my house since my birth. My buddy has a cat, and even though he's scrupulous about the litter box, I can smell the cat as soon as I walk in his house.

You're not getting deposits back, not in Texas. You can forget that.

It depends. The less carpet and cloth the pet can come in contact with, the less ability the odor can soak in to anything.

The house I bought had 4 dogs living at it previously, but didn't smell of dog when I moved it. Granted, some people have a more sensitive sense of smell, but all the tile and laminate sure helped keep it from smelling of dog.
