Default Richmond/ Sugarland area neighbourhood

Please help,
we are moving from Katy towards Sugarland and have sold our home a little faster than expected. Though it's a good problem to have, we are no somewhat rushed to find a new home. We have been looking up and down the 99 corridor predominantly and was wonder if there were any must sees or must aviods. We have 2 children (3&6) so good schools are a priority, but our budget is no more than 220k.
We have a realtor, but sometimes feel anything worth doing well, is worth really sticking your nose into. What kind of "deals" are builders in the area offering. Thanks in advance for any and all adivce.

Heritage Colony, Missouri City.... Austin Parkway school... We sold our house at 224K and I know is a GREAT place.... Mind the taxes, they're HIGH for SL and MC....

You may try New Territory. it is close to 99 and 59.. zoned to very good school in Sugar Land area

Sounds like you're looking along the Grand Pkwy?

Anything from Waterside Estates to New Territory is great.

Just saw this... so you're only looking at new?

I'm not as familiar with areas up by the Westpark/LCISD. But further down the Grand Pkwy closer to Sugar Land, the only places I know of still building are Aliana, Old Orchard, and some place near Waterside Estates that the name escapes me but it's the inside part of the Grand Pkwy rather than the Pecan Grove side. Of those still building, I think Old Orchard offers the best combo of location plus schools.

If you don't need new and are looking at re-sale, I'd look in New Territory or Waterside Estates.

If school is a priority for you, New Territory is the best choice among the others. BRAZOS BEND, the elementary school, SARTARTIA the middle school are of exemplary ratings.. from my personal experience, the school the area it zoned to provides better resale value down the road. Also New Territory has lower property tax around 2.5 I guess.. compared to 3.x in other new built areas.

Thanks for the suggestions. We're looking at new and "used", but after a fruitless day with the realtor, we are broadening our search area to a 10 mile radius around first colony mall/ town center.

If you want to go a little further, there is a lot of new construction going up in the Richmond/Rosenberg area off of 762. It is Lamar Consolidated ISD but many of those subdivisions are zoned to the new Middle and High Schools. One con is that taxes are higher because of it.

for new built houses, ususally the propertery taxes are around 3.3 in Sugar Land. for new built houses in sugar land area, you can look at Riverstone, they have new house section starting at 200s. New Territory is a well established neighbourhood and lower property tax around 2.5. excellent schools. Sugarland has less new built houses than Katy... thus the land values is higher than the surrounding areas and hold values better. Telfair has new homes starting at 250s
