I pulled up 3 homes I sold recently.
the other two were within 10k.

Is it that they show initial sales price and not adjusted price showing any seller credits?

way off on two I have bought in the last 3 years...like waaaaaaaaaaay. But I bought both private contract, they never hit the MLS.

Yeah, but they aren't necessarily right - even if on MLS. Could be a combo of the tax records (for those people that filled in the blank of what they paid, on that form) and a guess, based on list price. If it was for sale for $150K and sold within a month - maybe they just plug in something just under.

It's not a guess b/c the 3 houses my friends and I bought were right down to the dollar. As for what people fill in the tax form, I guess the above posters can answer that question for their houses that were off. The thing about sawbuck is that they know the exact date the house was under contract, when it was listed, when it was removed, and when it closed. That's not on the tax record.

I set up neighborhood custom searches for clients all of the time. They know all of that, via alerts from their Gateway.

Yes, I know this information is easily accessible to the public, even if you don't have a realtor set it up for you, you can monitor it on the website each day, although that'd be very tedious to keep track of every property. My point was that the info from Sawbuck can't come exclusively from tax records, and must come from Har for the most part.

I looked carefully at Sawbuck's website again, they work with realtors in each area and they also have their Tx realtor license. Hence, they should have access to what all realtors can see on har.com or other cities mls sites. The records that are in error may be due to clerical errors? If anyone's that curious, you can call them up and ask how they get their info, they have a phone # for that.

What I find interesting is that Sawbuck shows all the short sales and bank owned sales that seem to have never come up on HAR.COM as stress sales. Interesting.It's a good tool to see what neighborhoods are limping a little.
