Or does this apply to spec homes only? I was wondering because, my friend was able to bargain down the price and shaved off 40k off the final price? Is it because it was a spec home?

Not sure if you can do this on a brand new home. It's a David Weekley home in case you're wondering and we get the 7% special discount. So is it possible to go lower on the price after upgrades have been totaled into the final cost of the house?

It doesn't hurt to bargain. I have contacted a few new home builders and many seem willing to negotiate.

We spoke to several builders in Cinco Ranch / Seven Meadows and it seemed that the builders' agent set the price and just said this is what it is. It looked like the houses were selling quickly and the builders weren't too concerned about wooing us until an inventory house came on the market because the original deal fell through and the builder (David Weekly) offerred employee pricing. One thing to look at is how much is that same house being sold for in another development - that might give you a bit of negotiating range or at least help to explain the asking price difference. I think you need to work with a real estate agent who is familiar with how much similar houses are selling for and the market. As the weeks passeed, we saw the lots in Cinco Ranch / Seven Meadows getting snapped up even when the builder was charging premiums for the brick fences, stone faces, or lot size (corner, cul-de-sac). In the end, we went with existing construction - not the David Weekly new house.
