Along Bellfort, you get mostly Muslim Pakistanis. There's a Harmony on the corner of Bellfort and Eldridge/Synott. Apparently, a ton of the kids come from Milan Apartments (across the street on the Houston side of Bellfort) and they are all Muslim.

Before we moved to Meyerland from Barrington Place in north Sugar Land, it seemed every house in the neighborhood was being sold to Muslims (Pakistani and African). Very nice people, but we didn't have much in common with them.

West of Eldridge/Synott is TowneWest. It has a bad reputation based mostly on looks. It's not a very nice looking neighborhood. With that said, crime is low to nonexistent in this neighborhood.

As has been stated here before, 77498 is perfectly FINE and even great in some neighborhoods. Less cookie-cutter in many parts. Just stay south of W Bellfort St.
77498 is the zip the original part of Sugar Land is located (the historic Imperial Sugar site which is being redeveloped into a boutique hotel, new housing, and the location of the upcoming baseball stadium.)

Contrary to what some newcomers in Commonwealth and what not seem to think, everything north of Hwy 90 is fine as long as you're zoned to Kempner, Austin or Travis High. Even if you don't care about the school zones, I'd stay away from the Bush High zone if you care about property values. But then again Bush High really isn't Sugar Land and is way up by the Westpark Tollway for the most part.

And yes, 77407 is also a great zip, just outside of Sugar Land and very family-friendly... again, just stay in the Austin High and Travis High school zones.
