If costco comes there and has its own gas station, then this Shell will have a tough time or the customers will have a better price

Yes it's surprising that Timewise & Costco will have stations right next to each other but good for pricing I assume. I noticed a pub is being built next to Fadi's and a new NTB will be off 90 close to HEB.

I think Officemax/Staples, Bed Bath and Beyond, Ace Hardware will do good around that area.

Seems like the pace with the commercial development of Telfair has picked up over the last couple of weeks. There was an article in the Chronicle the other day showing an artist rendering of some new retail space going in at the Crossing at Telfair. There is 9 acre area that will be called the Promenade that will have a lot of entertainment, restaurants and loft offices. It is suppose to have a New Orleans feel. Looks nice from the drawing in the Chronicle

I can't read the article because I don't have a subscription. Does it mention any specific stores/restaurants?

Here's the article...the only thing really specifically mentioned was Mattress Firm (Really, do we need another mattress store?), Carl Jr's and a Courtyard Mariott .

A partially developed 110-acre real estate project in Sugar Land is seeing a new wave of interest amid the economic recovery.

The Crossing at Telfair, at the southwest corner of Texas 6 and U.S. 290, was announced in 2006 before its developers knew a coming recession would slow a number of real estate developments around town.

"Fortunately during the downturn we had our anchor in H-E-B," said Scott Weaver, a principal at project developer Rubicon Realty Group. The company sold the grocer about 15 acres for a new store in 2010.

In addition, the development has a Hilton Garden Inn, Cheddar's, Bombay Pizza and a few other retailers. A number of new tenants are expected to open by the summer, including a Carl's Jr., Chuy's and Mattress Firm. A Courtyard by Marriott is also under development.

Weaver said the project will have a New Orleans-style feel, "especially in our Promenade section, a 9-acre development that will be home to a lot of entertainment, restaurants and loft offices."

Another hotel group is planning to build in the Crossing, and a medical group is considering a hospital, he added. All told, the project is expected to have 500,000 square feet of office space and around 250,000 square feet of retail.

Edited to Add: Could not get the picture to pull up. Also, the article mentioned the wrong area, I think they meant to say Highway 6 and 90, not Highway 6 and 290.
