Hi! My husband and i are possibly relocating to the houston area. He will be working in baytown. We are looking for a good place to live and commute from. We are considering seabrook/el lago/league city but have read that flooding is an issue in these areas?

1. Is flooding a big problem? Where would be the best place to live to avoid flooding? How much is flood insurance?
2. How are the property taxes? ARe they pretty high in these areas?
2. How long is the commute to baytown, mapquest says 30mins, is that correct with traffic during rush hours?

A home under 220k would be ideal.

Western League City is not free from flooding, but you won't be required to buy flood insurance there, if that tells you anything. Seabrook had boats practically on the road after the hurricane. I think property taxes are a bit high, but all the areas you are looking at all have lots going for them. I think it's kinda worth it to be close to multiple targets, wal-marts, hospitals, lower crime than the city, etc.

The commute would depend on what part of Baytown you are driving to. I regularly drive from Webster/League City to almost the border of Louisiana, and in 30 minutes I am at interstate 10/highway 146, way past Baytown. So with traffic (which I try to avoid), that sounds correct. Honestly compared to Houston freeway traffic, I would not be worried about 146 traffic. 146 can get bad, but it is a whole different ballgame.

If you live on the west side of 146, unless there is a major hurricane you will not get water. Avoid most of the areas right on NASA RD 1 and east of 146, these areas are much lower.

They are currently workiing on 146, so they construction might be a delay, but usually under 30 minutes is rdoable. You might also look in Clear Lake along Bay Area Blvd.

You also have to pay an extra premium for windstorm insurance in some of those areas.

Are you interested in a more suburban setting or rural setting? If rural, look into the Mount Belview area east of Baytown. If suburban, look toward Deer Park, Clear Lake. If your willing to stretch a bit, somewhere like Summerwood would be doable as well.

Thanks all! Appreciate the input. We are moving from WV and looking to move near water and possibly purchase a boat. Seabrook/el lago seem like good choices. I will def. be looking west of 146 now, thanks! My husband will be working for bayer in baytown and i'm an RN which i don't think finding a job will be an issue (i hope) . We are looking for a place with good schools also as we plan to have kids...one day.

You have found nothing in Shoreacres just north of that on 146? The Houston Yacht Club is over that way.

At least you avoid most of the construction on 146 and obviously it gets lousier the closer you get to NASA Road 1 and the Kemah bridge.

What I have seen of that neighborhood is likable. Heck, I think I just passed on buying a house in Kemah next year just because I hate the drive getting passed the Boardwalk...getting into a neighborhood I really liked DQ'ed it for me.

Shoreacres would be very bad if she wants to avoid flooding. About 3/4 of the place got inundated by Ike in 2008 and it is still recovering. It is a pretty neighborhood, but I would not want to live there.
