Default Will Washington Avenue become like Richmond over the years?

had a discussion about this with some friends. Richmond used to be the place where all the clubs were and nightlife existed and the place eventually became ghetto (unfortunately?)...will the same happen to Washington? Why or why not? The crowds on Washington have changed over the last couple years from I've seen (better or worse is depending on who you ask) and midtown seems to be making a comeback?

The club scene will change along Washington for sure. On Richmond the club scene moved on and there was nothing to really replace it, but I don't see that with Washington Ave. I think the restaurants and some clubs and other things will still be supported by the expensive townhome neighborhoods around it.

In my adult life I have seen the nucleus of the club scene go from Richmond, which was every bit as active as Washington Ave is now, then briefly to around Richmond and Greenbriar, then downtown, then midtown, then Washington Avenue. It will probably move again.

Are we talking about Richmond outside the loop or inside? Richmond in the loop is a pretty nice area.

For several reasons, I think EaDo(77003 near Downtown) will start to house more "hip" bars and could become a small focal point in the very near future once Dynamo Stadium is done. There are so many empty lots and warehouses/buildings, the transition could be easy. There is already Lucky's Pub, Warehouse Live, Little Woodrows, and a few more.

I think it's interesting how the "scene" keeps moving.

Midtown definitely seems to be putting a good fight against Washington. I think alot of people have become a little repulsed by the "new" Washington vibe in the last year or so and have returned to the old and some new haunts in Midtown.

I would agree the East side is probably next for the club migration. But Washington Ave has many townhome owners that will keep some of the established pubs and restaurants going. At least before the hideous Walmart is built.

Washington is on the countdown to extinction. I can see some nice eateries remaining or opening, but that hip scene will move on as real estate goes up.

Property values are going up. Those that can afford higher price points usually demand something other,or more than, bar hoping, trending late 20's "it" places. So, eventually other things will move in to replace them or fill out remaining undeveloped areas. Essentially, the area "grows up." As far as the party scene, it's only a matter of a few more years before it almost completely moves out. JMHO
