Looking at the 1464 area. Mission Sierra has the best value so far. I have a couple of questions about the area:

1. What is the potential for major retail anchors (HEB, Target, Best Buy etc.) to develop along 1464 between 99 and Westpark Tollway?

I see Aliana "future commercial development" signs along 1464 between West Airport and West Bellfort.

There are also huge privately owned farmer lots along 1464 between West Bellfort and Bellaire. What are the chances that these become commercial sites as well?

2. With the new upscale theatre being built on West Bellfort and Grand Parkway, will Beechnut extend passed Harlem and intersect Grand Parkway? This would make VERY easy access to that particular commercial development with Palladium Theatre from Mission Sierra.

If there are no major commercial developments in sight, everything is at least 20 minutes away from Mission Sierra. Kroger is probably the closest thing to the neighborhood, but that lot is being used as a way to avoid the traffic light on 1093 and 1464. There is a new Sonic open there, also.

There is just so much potential in the neighborhood because of the sheer land in the area along 1464. There has to be a major retailer planning to set up there. With Aliana and all the other neighborhoods along 1464, there has to be some sort of realized potential.

To sum it up:

Will Mission Sierra be surrounded by Target, Best Buy, Chic Fil A, etc (in addition to the lone Jack in the Box)?

Or will it be surrounded by mom and pop retail strips (there is already one with Antonio's Pizza, a day care, postal shop, game store, etc)?

There's already a lot of big box commercial already at Westpark and I think at Mason (Walmart, Best Buy, Krogers,etc.) Then there's nearby sugarland and katy with the other big box stores. Most of the time, I see retail following much behind residential development and with the stagnant growth of Aliana, I don't think there'll be much more big box developments in the next say 3yrs. An exception will be gas stations, fastfood chains. Just my observation.

A Shell gas station recently opened up on 1464 and Beechnut. The other 3 corner lots are still up for sale. I'm surprised CVS hasn't opened up in that area yet. Walgreens is around the area.

They have some area gems in Nick's Italian restaurant and Ribs on Wheels that were there a little before the residential construction boom there.

Westpark/Mason seems a whiles away from 1464/Beechnut. It would be awesome for the residents in the area if an HEB set up shop 5 minutes away

Wanted to bump this. I checked out Fieldstone just down the road, and I am impressed with its location. They just got approved for expanding the neighborhood. The lot we are looking at will soon have a road to West Bellfort, which will make travel time to Santikos Theatre about 3 minutes.

Usually, Santikos is followed by a Target and other major retailers. There already is that huge Kroger, which is another 3 minute travel.

All that is great, BUT...I don't like how it's far from everywhere else. My wife works in TMC.

I basically want the commercial development of Fieldstone's area in Mission Sierra's area. I know it's not that far from each other, but Mission Sierra seems a lot easier access to Sugar Land.

Fieldstone is kind of too far from Sugar Land and kind of too far from Katy.

Also, I noticed construction on 1464 and west bellfort on one of Aliana's 'future commercial sites.'

Are these lots for homes or commercial development?

We are moving into that general area this week (Long Meadow Farms). We feel there is alot of potential commercial growth. It is also centrally located to two high employment areas, the Energy corridor & Sugarland.

Have heard an HEB will be located in the area near Grand Pkwy.

The FB ISD schools are pretty new (Oakland, Bowie, Travis) which we like.

Probably not a good fit for inside the loop employment...

All of that area will eventually fill in with retail/commercial. I'd suspect most of that will be in the Aliana development, the western side that lines the Grand Parkway. There's lots of random open land on the Grand Parkway between Sugar Land and south Katy, but seems like the big box developments often end up on the outer borders of the large master-planned communities.

As far as schools, Oakland is exemplary, and FBISD's next elementary to be built will be #46 off West Airport Blvd in Aliana.

Isn't there an HEB Plus on Fry/99? This might be the HEB they are referring to. Long Meadow Farms is a nice community, but it is out of my price range.

Do you think the Aliana commercial sites along 1464 between West Bellfort and West Airport are big enough to have a big box store like Target or HEB to set up?

It seems that area is only big enough for retail strips for mom and pop stores to set up. There already is one close to 1464 and Beechnut.

In 2008, HEB purchased about 20 acres in Aliana. It's very likely that they are just waiting for the area to develop more before actually building the store. Since Aliana is slow in developing, I'm guessing it will be many more years before we actually see a HEB in Aliana.

Interesting. Where in Aliana? I'd imagine it's along Grand Parkway as opposed to along 1464/West Airport
