Hi,
I am looking to move to Houston and I am considering the northern suburbs like Cypress and Spring, and the western ones, like Katy. Are any areas less prone to flooding than others? North less than West perhaps? Or are the differences more localized?

stay away from older, sunken neighborhoods and street drains in the gutters

just because you aren't in the flood map doesn't mean you won't flood. about half of destroyed homes in floods aren't in flood plains

lol - happens every time the city has torrential flooding rains on a particular side of town - you will always find some homes that have NEVER flooded - owners have been there 30+ years and blah blah blah or never flooded and not even in an area where flood ins is required. This is why people on this forum always recommend flood insurance to everyone (and because it is cheap if you aren't required to buy it) because living anywhere in Houston, you just never know. If you get 10+ inches of rain in a couple of hours - somebody who has never gotten water is going to get it.
