I PM'd you and my realtor City. I'm assuming it is for the mud tax. But I lived in Dickinson before with a mud tax and the total property tax was 3.9x% So maybe I'm just confused on how this still works.

The amount of taxes due on your home is publicly available on the appraisal district web site (at least it should be). Look up that amount and match it up to what your bank paid out.

You should also confirm that the entire amount paid out by the bank was only for taxes. It may have been for homeowners insurance or HOA dues as well.

Sounds like someone messed up and didn't include the MUD tax in your initial estimate.

My Galveston county property taxes were just paid, but the amount paid didn't include the MUD tax and the online payment system doesn't show the MUD tax amount, although the appraisal I got earlier in the year did. It would appear the MUD tax gets paid seperate from the property taxes. But when I bought my house it was included in the amount the bank told me my estimated taxes would be so I was aware of it up front.

Jason I think you are right which is unacceptable but maybe nothing I can do now. I expect a new home the first year to be wrong on taxes since it's only based on land. But this is not a new home and was told by the Title company and Galveston County (their own paperwork) that my rate was 3.0x% before homestead. And now that taxes are due they want/got 3.8%. This kinda sucks. Now I'll be going to almost 600/month for taxes for only 175k appraisal. And I was almost 500 short this year so next year it'll be around 650/month. So when either taxes go up or my appraisal does it'll be to high to justify the cost. Yes I can afford it but that's not my issue. It's throwing away that much money on what exactly? I told myself I was done paying over 3% in taxes when I was house searching and yet am again. Why is it so hard for the county and title company to provide 100% accuracy? Why is a Title company given so much money if they can be wrong and just say SIGN HERE? /rant


My HOA was paid in advance at closing, at least that's what it shows on my closing document. Unless you have to pay in advance every year.

Where I live the MUD tax and Property tax are 2 separate payments, although the CAD tax rate should include both when calculating your total tax rate.

Are you sure the appraisal you said you got that showed 3.025% was from Galveston County? The one I got doesn't show a single estimated tax rate. All the different taxing units are split out and the associated tax rate listed next to them.

It says

Galveston Central Appraisal District on the top and here's what it lists.

Dickinson ISD - Home Appraisal amount - 1.54%
Galveston County - Home Appraisal amount - 0.619750%
Mainland College - Home Appraisal amount - 0.233890%
WCID 1 Dickinson - Home Appraisal amount - 0.213687%
Dickinson City - Home Appraisal amount - 0.4086%
CO Road and Flood - Home Appraisal amount - 0.009%

That should be everything you have to pay. I would definitely check with your mortgage company and find out exactly what they paid. You are in a WCID instead of a MUD (more or less same thing).

Everything on yours is the same as mine except the WCID and city and the taxes that were paid by my mortgage company matched exactly what the appraisal shows.

The other bill the mortgage company paid was called "UTILITY TAX" for the description on the website for my account and the total was $1337.70.


The paper I got in the mail is called Bayou Lakes PID 1 Phase 1. Bayou Lakes is the name of my subdivison. Is this MUD or something else? If it is then what is WCID 1 Dickinson?
