Creme De La Creme is another option. Expensive but good.

I would go ahead and put your child's name on the waitlist. There is a good chance you can get in mid-summer. GREAT school to meet tons of families from the area and for your child to meet kids they will attend school with- if they go public.

We hear about the bidding war on some homes in 77079 as they are put on the market but I didnt see the price appreciation evidence of this in the Houston Chronicle article about hot neighborhoods. Did I miss something?

Some where up around 17% in the area.

Subdivision (click name for details) Region Median price per square foot (2010) Median price per square foot (2011) Change (2010-2011) Sales (2011)
Memorial Thicket Memorial $112 $135 20.2%
Yorkshire Memorial $142 $167 17.3%
Thornwood Memorial $97 $112 15.6%
Westchester Memorial $124 $143 15.5%
Nottingham Memorial $159 $182 14.0%
Rustling Oaks Memorial $168 $188 11.9%
Wilchester Memorial $156 $168 8.1%
Barkers Landing Memorial $103 $107 4.4%
Wilchester West Memorial $190 $195 2.6%

This is good news for those zoned to Spring Forest Middle. THe phobia must be slipping, and people are beginning to realize all the kids go to the same High School

Nottingham west, memorial plaza both saw alot of teardown sales, which lowered ppsqft, but look at yorkshire, thornwood, westchester and Nottingham, where prices were up 14% or more. That's huge. Wilchester west was already way above others so further appreciation is probably going to be slow and barkers landing and fleetwood are Katy isd schools and therefore not part of the bonanza.

I think the data supports the anecdotes.

8.1%, but it's already a high ppsqft ($168).

Also this is just looking at 2010 vs 2011 and I think the increase needs to really look back to 2006 to see how far they've come.

Then why was Memorial Thicket up 20% per the data and post above yours? It is HISD or KISD depending on where in the subdivision.

If you go back to 2000, some homes have almost tripled.

It was cheap and bigger/newer homes, and fewer of them within the subdivision to comprise sales data. PPSF was still less, but there is more sf per home.
It's a good area and it allows some to afford private yet live close to work.Confidence in that area is improving, but does not have the more Western Memorial Generational feel, which many are looking for when they move outside the Beltway.. Memorial Thicket has a much more international feel than the older areas to the east.

I'm guessing 5 sales in 2011 doesn't really provide a huge market example. Maybe it was only 5 high end homes. Nottingham and Wilchester had 10 times the sales, so are much more representative of the area.
