One thing to remember, is the greater Houston area provides homes for almost 6 million people (yes, going past the suburbs).

There are lots of sub-markets and lots of areas booming (think, the Woodlands with all the Exxon stuff) and areas not so much (think Clear Lake with all the NASA stuff).

We all see different angles depending where we are.

As a whole, the Real Estate communities tend to consider "6 Months Inventory" to be the tipping point between a buyers and sellers market. Sellers market below and buyers market above. It is important to consult a Realtor to know the difference of any area/suburb/community/etc...

They can give you the lastest snapshot of what you are looking at. Yes, I am a Realtor, but I say that because just driving the area can be very deceiving. We are professionals in what we do. Yes we get paid, but we also provide (in most cases ) information and experience that can help you maximize value on both the selling and buying side. Alright, enough of my soap box...

I can say the Spring/Cypress area, where I do much of my business, is on fire. The last three weeks, actually since December, phone calls, walk in traffic, and real buyers coming to the table is like years ago.

Evereyone I am speaking with in this area is experiencing the same thing.
