Family friendly, commute to downtown, would love a yard and 1600+ sq ft. I keep thinking there has got to be a golden gem out there. Thanks in advance for any tips!

Within 15 min or so of down town for 110k will be hard to fine. The closet you could get to down town Meadows Place about 1 mile from 59 south & West Bellfort

There are a lot of places for that within 15 min of downtown. Near Northside, Second Ward, Third Ward, 5th Ward, Aldine, etc.

^^^ so true wards are the worst areas of town you would not catch walking through them after 7pm. A another good neighborhood is Windsor Village south of south Main along south post oak they area around it is not that great better than 5 to 10 yrs ago. You can get a decent home for $75K to $85k and still have some money let over to do some work on it

well, there is a lot of drug selling, crack smoking and cocaine snorting all over this area from the inner city of Houston to Kingwood, to Clear Lake,to Katy, to Pearland, to Richmond,to Sugarland, to Cypress, to Tomball to the woodlands and other areas......to label the wards as a place to sell crack or become a rapper is weak.....

Im sure you've seen the multiple marijuana houses, crystal meth labs, sterirod factories and others that have been "busted" all over the place in nice areas with gated communities......
