Our rental property dropped 4k. I think because the house on the corner sold really cheap in an estate sale.

My 2011 and 2012 values are the same. Both less than what I paid...but the 'hood is upgrading...

As long as sales are holding up in your pocket of Eagle Springs, you should be ok. HCAD values aren't very trustworthy in ES. I'm helping a client purchase a home right now with a purchase price of $30k less than the assessed value for 2011 and 2012. Are they getting a hell of a deal? No. But it's a nicely upgraded home at a good price. HCAD value is way off. People with high valuations should be protesting their values because it doesn't help when they have to sell.

What's even worse is when people try to use something like Zillow, which from what I've seen, saying it's off is a serious understatement...

I dumped a few close blocks in Eastwood into a spreadsheet, and all addresses are up from ~5-25%, the >10% jumps appear to be properties without a homestead exemption, and they seem to have been hit hardest. Interestingly, my value is within a few hundred dollars of what the county had it valued at in 2008, which was below purchase price, and now substantially below due to renovations. *happy face*

After a few years of low sales volume, I guess HCAD must have had some decent numbers to work with this year.

Yep. Eastwood took a positive hit. We have a remodeled home there. No homestead, 40% jump! Yikes. We're going to fight it even though the new assessed value is below what I think it could actually sell for, but I think I can come up with some good comps to fight it with.

The place I have been renting says same value for the past 3 years, which looks the same as the whole Montrose area. How is this an investment? Ive read in here the inner loop is an investment but this is showing no gain over 3 years? Sorry I am not familiar with all this.
