True this. Some areas are hotter than others - in those cases, speed helps. They stay on the market just a few days.

Update on the rental situation in Houston: I was just showing lease homes in Katy in the 1200-1500 range. There were multiple offers coming in on the nice ones. By that I means the ones with some updating...granite counters and wood laminate floors. I showed one that had a 9:00 am on a Monday first ever showing. I was there at 9:10 and they had an application submitted already. This is what is going on out there folks. Lots of people are moving to Houston. As a client you really have to make a quick decision to get something.

Take it from another agent. I had a client looking in The Heights. Set up two appointments for two propeties. Got a call later that day that it had been rented out and received an email an hour later the other one had a application in.

People are not waiting to see these places in person. A good real estate agent can sell a house with excellent pictures. Now, when I work with people looking for rentals in hot areas, (Heights, Midtown, Montrose, Washington Ave.) I let them know up front that there are not going to be an abundence of homes due to our short inventory. There is no perfect home. A house in The Heights with a yard and off street parking and that looks newly renovated and for $1200 is rare if not unlikely. And when it does come up it goes just that quickly. I will bust my butt however, I am not a miracle worker.

It is the agent's job to educate his client on what to expect.
