Default Can I Get a Mortgage Loan with No Credit History in US?

Moving from Canada to Houston with L1 VISA. No credit history in US (not sure my American Express credit card will help). Can I get house loan?

Depends. How much cash are you bringing to the table? What is your employer prepared to do?

It's much more difficult now than it was a few years ago.

The short answer is that it will be a challenge, but you will likely prevail if you manage to get through all the red tape.

Can't help you with your mortgage question, but let me know if you have any hockey playing offspring coming with you... I can point you in the right direction of the nearest/best youth/adult programs.

If you have verifiable assets and verifiable employment, it becomes easier. But expect to have to put down 20-30% down. Look for a mortgage broker, not a big bank. Send me a message if you need a couple contacts.

Yeah? My 7-year-old son plays very well in net, any program good for him?

Yeah, at 7, he has to play in the mite program... which for this next year will be birth years 2004/2005. TAHA (the parent association to all USA hockey youth programs in Texas) strictly follows USA hockey's ADM model, which mandates 4v4 cross-ice only games (with goalies) at that age level. So no full ice until he reaches squirt. There is a provision that allows each organization to play up 2 mites each year... he may qualify for that depending on his skill level.

With regards to where to play, there are 4 options for you at that age.... so it really depends on where you end up living. I'm part of the BAHHA Hounds, which is the only organization on the east and southeast side of Houston. We play out of the Space City Ice Station, which is off of I45 in the Friendswood/Clear Lake area. We're the only non-profit association in Houston that has both recreational (house) hockey and competitive (travel) hockey.

There are also three rink-based programs that have rec leagues. They include the rinks in Sugarland, Memorial City Mall, and the Aerodrome in Willowbrook.

Travel hockey doesn't begin until squirts (2002/2003's for this next season), so I won't inundate you with that info.

Anyhow, send me a private message if you need any other info. Summer session just started, and fall usually begins in August/September time frame. Not sure about the other organizations, but with us you can even join mid-season if you arrive later this year... we do our best to work with the parents.

You may get pre-approved and get to 2 days before closing and find out your loan will not fund. Happened with a non-citizen who wanted to buy my house. They lost their $1000 earnest money, inspection money, etc.. Seems risky. Good luck to you.

You guessed wrong. It is insanely difficult, but not impossible. You need a great deal of patience and the ability to cut through tons of red tape to make people happy after the 17th request for the same information.

If you work for a company that hires a lot of people on L1 I would ask around the office as they should have had the same experience and can hopefully point you in the right direction. I think the concern any mortgage holder would have is that the L1 is a non-immigrant visa so if you lose your job you would have to leave the country.
