For you folks who have played in the real estate market, how many times in your experience has an open house led to an offer? Never, almost never, most of the time, all of the time, or somewhere in between? Maybe you could throw out a percentage. Thanks,

When my townhome was on the market last year, we had roughly 8 open houses, maybe even more, and not one resulted in an offer. Our house was on the market for 7 months before we took it off. Just my opinion, but I think it is mostly nosy neighbors going to these things, or people who aren't particularly serious. I felt like it was a lot of work for little result.


This year when we put it on the market, it sold in 3 days. No open house.

I haven't seen it yet.

It's mostly for new agents to host for other agents, hoping unattached buyers will come in. It's also a good way for crooks to swarm an occupied house, knowing the agent can't keep up with multiple people. There has been some of that going on lately.

In my case, i saw this house at an open house. I think it might work for us. We went back and made appointments to see the house two more times before making offer.

Open houses are done for a couple of reasons, one to appease sellers, and secondly to try to pick up future buyers. They don't really sell houses.

I found mine through an open house. I never go to an openhouse unless I was somewhat interested in it or in that immediate neighborhood. I don't like wasting my time or other people's time and I hate the small talk when they think you may be really interested.
The reality of it is, however, if the house is something you're really interested in, you and your realtor would jump on it immediately rather than wait for the open house. But sometimes you are pleasantly surprised by attending an openhouse and you fall for the house.

Every once in a while it can, BUT that person would of very likely had interest in that home anyways. So regardless of an open house or not, the potential buyer would have scheduled a viewing.

Our realtor used our open houses as a way to gauge whether or not we were in the right ballpark as far as price, and to get other realtors interested.
Our situation was a little out of the ordinary where we had an extremely remodeled house so we were looking to get top dollar amongst houses and comps that were nearly half of what we were asking. Ended up no one complained of the price and we had several interested parties through the open houses, but I think in the end our buyer did not make one of the open houses.

I have feeling that really great buy barely makes to HAR, or is already pending within few days after listing. Those with no offers will have open house. So, I see it as a red flag - the price is too high ( and the seller is stubborn ) or there is something wrong with the house.
