Hi everyone! My job is moving me from Northern Virginia to Houston sometime this year. Everyone from Houston tells me how much cheaper housing is, but the problem is that I hate subdivisions and the type of properties I'm looking for are actually more expensive than what I see here or much further away from the city.

I'm looking for a decently sized single family home (3-4 bedrooms, 2500-3000 sq feet) in a country setting with some privacy, some land, no HOA and little restrictions - at least 1 acre, preferraby 2+ acres. The job will be in Galleria area or just west of Galleria, depending on which office I'm going to end up in. I'm looking for somewhere within around 30 miles and 1 hour rush hour commute to/from Galleria. Pricewise, I need to stay under $400k, preferrably closer to $300k.

I'm looking for some input and guidance on which areas to look at to best suit my requirements. Thanks!

Houston housing gets a reputation for being cheap due to the numerous suburbs with endless tract homes. This is where you can buy a 4,000sf home for $150K. But, this is not what you're looking for. It's going to be very tough to find what you're looking for for $300-400K.

2+ acres you will find nothing unless your will to drive 50 miles one way check out Glen Vista 77061 you have get 3/4 to just over 1 acre lot with a 1800sqft to 2500sqft home for $150 to $225k that is the only neighborhood close in with these size lots
Glen Vista to galleria is about 18 miles

Take a look south of Houston around Alvin, Tx which is more rural than most Houston. Also take a look out west around Fulshear Tx, which you can access the Galleria area via west park tollway. It is a tollway so factor in those costs to your affordable equation. Also be aware that Fulshear areas now rural wont be for long as the Energy Corridor is pushing growth and large subdivisions out that direction more so than around Alvin. Good luck

Bellville would be a long commute, but many people do it.

Yep, something is going to have to give, budget or commute time.

I tried to buy something with the exact same parameters, and didnt find something in time, so i just bought a normal subdivision house in East Pearland, close to 45. You can buy something like that here, but nothing fit my style, and most of the homes needed serious renovation. Do a search around 518 and dixie farm, go out to a two mile radius or so, and see what you think.

I have to agree with CorJan, since these types of developments will be more of acre lots. I have a client who is looking in Arcola,TX, since they work in the medical center, but the area has older homes on acre + lots and the average home with 3+ acres is about $500k.
