Yep. Also, it can be a seller's market in one area of town - and a buyer's market in another.

OK - this comes down to the buyer thinks the homes is more valuable than you value the home. They may or may not sell. . .they may or may not be willing to sell at a certain level and are waiting it out. I don't think that qualifies them as being "unreasonable".

If a seller had an unusual condition on sale or title transfer (quit claim only or special warranty with some weird exception), or something significant turned up on inspection report that the seller had not disclosed and would not negotiate on (AC needs replacing, foundation is crap, everything has been destroyed by termites. . .) then I would call the seller "unreasonable".

But that they rejected an unclean offer. . .I just don't see that as unreasonable.

I have been the buyer and seller of more houses that i care to count. Several times the buyer has pissed me off to the point the contract fell apart. An energy producer moved my next door neighbor. The relo company was making her do all kinds of things to her house, to the point of being nit picky. The buyer made so many what she considered unreasonable demands she finally said to heck with them, she would give to the relo company rather than sell to them. I was later told by the agent that the buyers were the most demanding she'd ever seen.


The seller's cost is already 7-8%. If the buyer is so close to the thin raggedy edge that they need help with the closing cost, they need to be looking for a cheaper house or talking to a hard up builder. That seller pays closing is not long for this world.

This makes me think of the time when my parents were selling a house and almost backed out because the buyer was being a major jerk. He ordered multiple inspections for the house (mind you, the house was only 5 years old at the time) and also multiple reinspections to double check the previous inspections. It got to the point where an inspector was over at the house every third day. Even though it was a buyer's market (not too long after 9/11, although not in Texas), and my parents were in the process of building their next house, my father was thisclose to calling off the whole deal. After closing, my parents' realtor had a trophy made for my dad with the engraving, 'World's Most Patient Seller,' or something of that sort.

Whenever I decide to sell my home, I'll be motivated but just because it sits there a few months doesn't mean I'll be desperate enough to take a lowball figure. My neighbor's home was on the market for two months and they pulled it because of people coming in with crazy, lowball offers - the final straw was the woman with a lowball offer who also asked that they basically take their clothes and other personal effects and leave everything else (furnishings, bicycles, dishes, decor, etc.) all for the lowball offer. They tired of dealing with that and have decided to wait until later to sell.
