Hey everyone!

I'm new to city-data forums, but have been perusing the threads most of today and have to say that the community here is awesome! I hope I can contribute to the Houston/Dallas threads and be of some help also For now though, I myself am in need of some urgent help...

My husband and I have been working with a fantastic real-estate agent who's very patient and very helpful, and has been working with us to find the perfect home in the perfect location for the perfect price lol. We have been peculiar about several of our requirements in a home, so it's great that we were able to find someone who was so perfect for us.

Our only issue is: we really need help figuring out a good price for a house in Pearland that we're putting in an offer for.

I say that because in our house hunt so far we have already put an offer on two houses and lost out on both. And as it turned out, even though we looked at the comps that our realtor provided us with and followed their advice, and even upped the offer a couple of times during an unofficial negotiation, both times we lost out. Only afterwards did we find out our offer was almost $10K below what the final sale price was. (One of the houses would've still been in our budget -- however barely -- even with the 10K but the other would've gone over our top range... And I'm guessing closing costs were covered at least partially in both cases, however we were willing to pay for our own closing.)

Anyway, point being, for this 3rd house, we'd like to simply get a second opinion and make sure that we're not underbidding... or well, overbidding (to compensate for the loss of the other 2 lol).

If any of you awesome people could be of any help, please let me know and I will message you with whatever details you request. I would REALLY, REALLY, REALLYYYY appreciate it.

I am not going to second-guess your realtor. Mmost likely, he/she is telling you the true comps. Smetimes, the bid and final contract price will exceed what the appraiser will eventually say - resulting in a chaotic re-negotiation/or fall-out.

As to seller-contribution-to-buyers'-closing cost - doesn't matter. $200 with a $5K seller contribution to buyer's closing costs vs. $195K - same dang thing to the seller - and the $195K offer is clean. That is not it.

You just not found your house yet. Don't depair - some areas are hot.
